Open House This Weekend

Realtor Pam Mandelburg is hosting a public open house at 162 Daniel Brown Drive in Mystic this Sunday, from 11:30 a.m. to 1 p.m. Welcome Home spoke with the listing agent this week, to learn more about the property. It’s a three-bedroom residence, with an attached, oversized one-bay garage.
Mandelburg’s clients bought the property in 2004. They were the second owners of the house, which was built in 1999. It was their primary home for a number of years, until they moved back to the United Kingdom (UK). As luck would have it, their British friends were moving to southeast Connecticut for a job, and so they rented this home to them for 10 years.
“They really took care of it, like it was their own,” the listing agent said.
Their tenant-friends were so happy with the neighborhood, when it came time to buy a home of their own, they bought one on the very same street, Mandelburg told Welcome Home.
In total, this home affords 1,667 square feet of living space. The main, upper level has both the kitchen and an open-plan living space, which Mandelburg said works well for a dining area, because it has exterior doors that open out to the deck overlooking the backyard. “If you’re entertaining, you’ve got great flow there,” she noted.
The listing agent said that the home’s hardwood floors are in good shape, and that carpeting in the lower level was installed about five years ago.
Two of the three bedrooms are also on this main level.
The third bedroom is in the walkout lower level. The listing agent suggested that it might be an attractive sleeping space for guests or in-laws, who may appreciate a separate entrance.
The house is situated on a 0.26-acre lot. “The lot is very traditional,” the listing agent said. “It’s 75 feet in the front; 75 feet in the back, and 150 feet on either side.
“There are fruit trees in the back, and behind the property is the neighborhood playground,” she said.
Mandelburg said the owners have had the lawn and landscaping professionally maintained. They also recently had the exterior of the home painted.
In addition to the backyard deck, there’s also a patio off the walkout lower level.
“It’s a great neighborhood,” Mandelburg said. “Every time I go over there, I see kids outside playing and people hanging out in the little playground.”
There are several parks in the area, and Mystic’s historic district, Noank and Stonington are all within reach from this West Mystic location.
Mandelburg said the seller set the asking price with the goal to sell it quickly. “The immediate comps that have closed in that area were all for over-asking,” she said.
The asking price for 162 Daniel Brown Drive is $395,000.
“The property is close to all that Mystic offers, and it’s close to workplaces like Pfizer, the Coast Guard Academy and [General Dynamics/Electric Boat], EB—just a 15-minute commute to any of those places,” Mandelburg said.
