Construction Underway for Whitfield Street Condo Development
Residents may have noticed construction fencing and building materials along Whitfield Street near the intersection of Seaside Avenue. According to developer and property owner Joe Gaudio, a new condominium project is set to be completed in several phases.
The development, called Eagleview Homes, will consist of 12 total units contained within three separate buildings, each with four units each. The first building is expect to be completed by June 2023, according to Gaudio.
“There will be three separate buildings of three units each,” Gaudio said. “We are building the first four units in Building A, and they are under construction. We expect to have those completed in the May-June time frame of next year. There haven’t been any significant delays as of yet so things are proceeding on schedule.”
Gaudio said that foundations have been poured for the first two buildings and framing is scheduled to begin during the first week of October.
“Based on the current construction schedule, we hope to have the building closed in by mid-December,” Gaudio said. “We are really starting to build some momentum here. There’s been a lot of work done so far, but until the community literally sees the building coming up out of the ground, it doesn’t seem real yet. But they will see a lot of progress in the coming months.”
Gaudio purchased the property at 405 Whitfield Street in January 2021, and the project was approved earlier this year at a Jan. 10 Planning and Zoning Commission meeting. The application called for the construction of three 5,962-square-foot units with underground parking. Site work began in April. Gaudio praised town officials for the smooth application and permitting process.
“Overall Guilford has been an excellent community to work in. Real estate development is not for the faint of heart, but we had a pretty good experience,” Gaudio said. “If you can get your site plan approvals in 12 months, that’s a very good time frame. To the public it might seem like an eternity, but the project is actually proceeding at a pretty good pace.”
While no price-per-unit has been announced, Gaudio has partnered with John Campbell of Compass Realty of Guilford to market the condos. They would be “fine tuning the pricing” in the coming months, Gaudio said, adding that he expect them to be filled quickly.
