09/02/2015 09:00 AMConstruction of the upscale condominium development at 66 High Street is on time and within budget according to The Horton Group, the developer for the project.
The 15-acre site, which was purchased for $1.65 million in November 2013 by 66 High Street Guilford LLC, will hold 57 condominiums. The project, on a former industrial site, has drawn interest due to its proximity to the Green, train station, and harbor.
Kenny Horton of The Horton Group, LLC, said construction is going well.
“Construction is on time,” he said. “All demo work has been completed. Site work has started and retaining walls have been installed. Eversource Utility line conduits have been installed behind the buildings where the existing aerial electric lines will be relocated underground in early spring.”
Completion of the buildings will be staggered throughout the next few years.
“Construction of the Mill/Marshwalk building, site utility infrastructure, and eventually the foundation of the Whitfield building will be completed by the winter,” he said. “With that we will be erecting the Whitfield and Leete buildings in early spring. Mill/Marshwalk units will be completed by late spring, Whitfield [by] late summer, and the Leete [building] in late fall. Chittenden building will start in late 2016, [with] completion in 2017.”
Town of Guilford Economic Development Coordinator Brian McGlone said the project is almost ready to apply for building permits.
“I would like to say sometime within the next month,” he said. “They just got final permitting on their septic sewage disposal from the state and they needed to have that in place before they could come get the building permits from the town.”
McGlone said the building permits are the next critical step in the development process.
As the construction continues, listings for the condominiums will begin to move forward as well.
“We are excited to be listed in the next couple of weeks on the MLS through Guilford’s Sotheby’s office soon,” said Horton.
Nikki Travaglino, a realtor with William Pitt Sotheby’s, said the office is excited to see the project officially break ground.
“We are working on putting together a ground-breaking ceremony once we get the building permits, so we are hoping that we will be able to break ground over the next couple of weeks,” she said.
Horton said he’s pleased with what this project has been able to give back to the town.
“We are also proud that we have been able to be able to support our community and put many Guilford residents and companies to work on the project,” he said.
McGlone echoed his sentiment, reminding people of the possible economic benefits of the development.
“We do feel it is going to be significant and have a very positive impact on our downtown community where people can walk to shops and services and restaurants,” he said, adding that it will have a significant effect on the town’s tax base as well.
