08/16/2010 12:00 AMAfter months of seemingly testing the waters, on Aug. 13, Costco Wholesale Corporation and Developers Diversified Realty (DDR) Guilford LLC submitted an application for a zoning text amendment to the chairman and members of the town’s Planning & Zoning Commission (PZC). The application to amend the zoning text is so the company can build a single, 150,000 square foot facility at 1919 Boston Post Road, also known as the “Rockpile.”
The application asks that the PZC amend the existing Service Center West (SCW) zone to allow for a members-only discount club that would include one building at 150,000 square feet and a separate gas station. The existing SCW code, which only applies to the Rockpile location, allows for individual retail tenants to 25,000 square feet or up to 40,000 square feet with a special permit.
The property is currently owned by DDR Guilford LLC. In their application, they state in anticipation of filing project-specific applications in the near future, Costco and DDR seek to amend the text of the Guilford Zoning Regulations.
Costco plans to take over the halted Guilford Commons spot, the proposed $37 million, 150,000 square foot lifestyle retail development of Ohio-based DDR. Due to the recession, all site work at the location near the I-95 interchange at exit 57 has been on hold since early 2009.
If PZC approves the zone change, Costco will then proceed with a site plan application with the town’s Inland Wetlands Commission followed by a site plan application with the PZC.
